New Home Builder Port Macquarie

We Don’t Just Build Granny Flats — We Love Building New Homes Too

While we’re well known for our expertise in granny flats, our passion for building new homes is just as strong. In a market dominated by multi-million-dollar project home companies, we prefer a different approach—one that’s personal, hands-on, and tailored to you.

If you’re planning to build a new home, or looking to knock down and rebuild, and you want a builder who will work with you one-on-one from the initial briefing through to the final handover, we’d love to partner with you.

Just like with our granny flats, we offer a fully personalised service that includes:

We Design and Approve Your Project

1: Online Research - The builder will conduct a number of online searches to determine the suitability of your property for a new build. This will include things like, determining if the property is in a flood zone, bush fire zone, environmental zone, landslip zone, heritage zone. amongst other searches. This information will prepare us for the next step.

2: Onsite Visit - We will meet you onsite to discuss the property requirements, any issues we foresee and give you our recommendations for the build. This will also be your opportunity to inform us of your specific design requirements and anything that is important for us to take into consideration during the design process.

3: Approval Package - We will provide you with a detailed estimate to design, prepare and submit an approval to a private certifier (CDC) or as a Development Application (DA) to council. We will recommend the best pathway for your approval based on our research and onsite meeting. Your detailed estimate will include all documentation and services required to submit for approval. This includes but is not limited to: A Detailed Survey, Detailed Plans, Basix Certificate, Site Classification Report, Geotechnical Report, Structural Engineering and Hydraulic Engineering. If the property requires, it will also include a Bush Fire Bal rating certificate, flood certificates and so on.

4: Submission - We will submit the application to a private certifier or to council depending on your chosen pathway. You can rest assured that if we reach this point then we are pretty confident that we will get you an approval as we have a 100% success rate of getting approvals when submitting applications to council and private certifiers.

5: Detailed Quote - We will provide you with a detailed fixed price quote for the construction of your new home. This actually happens towards the end of step 3 and the beginning of step 4 and that is because until the builder has the finished plans and all required engineering they cannot give you a fixed price quote. That is why you may have seen on other quotes in the past, they say ‘subject to plans’, ‘subject to engineering’. All this really means is they quoted you a cheap price at the start and now there is an excuse to increase the price!

6: Approved! - Once we receive the approval from the certifier or council we will sign our HIA building contract, take our your mandatory Home Owners Warranty insurance (6 year structural and 2 year non structural warranty) and begin construction.

Some kind words from a new home client

"Our experience with Greenwood Homes was excellent. Chris was always approachable and professional. His knowledge and expertise in the building industry was impressive. His Carpenter and the men around him worked tirelessly and their work was of a very high standard.

"Chris worked closely with all his subcontractors to make sure everything went along smoothly with the end result of us having a beautiful home and a granny flat in The Hunter Valley. We highly recommended Chris Smith if you want a quality build of any sort. Regards Andrea and Richard"
